Freehold Living

With Freehold land, there is not a worry in the world.  Land tenure in Fiji is administered via the British Torrens title land-registration system, with the title guaranteed constitutionally by the State. 

Freehold is the only type of land in Fiji that can be fully bought and sold, and can be owned and passed down forever. 

Only 8% of Fiji’s pristine land is bestowed with the permanent Freehold title, and because Freehold land in the Fiji Islands is so precious and stress-free, it is no wonder that it is emerging as one of the world’s highly-coveted land on which to build the tropical vacation homes of our dream.

How is the climate at the Totoka Fiji?

Totoka Fiji is located in Northern Vanua Levu, which boasts some of the best and most brilliant climate in Fiji, along with Northwestern Viti Levu.  Although Fiji is not so large geographically, its climates are sharply divided by regions on the two main islands.

Vanua Levu is divided North/South. The North being sunnier and brighter and the South being more rainy.  Similarly, Viti Levu is divided Northwest/Southeast, the former enjoying a sunnier climate than the latter. 

Locally, we refer to two seasons in Fiji: Summer and Winter.  However, Fiji’s Winter actually resembles the Spring season of most major cities of the world.

How big is each residential lot?

One residential subdivision lot of Totoka Fiji Villa Estate consists of approximately 0.82 acres or 3,300 sq-m in area.  Since a prior consent of the Minister of Lands is only required for acquisition of more than 1 acre of Freehold land, the purchase of a Totoka Fiji Villa Estate is simpler and more convenient. 

3,300 sq-m is quite a large area.  Together with a professional architect, you can plan and design a spacious and relaxing vacation home that incorporates the benefits and charms of the Fijian and European architecture. 

You will also have ample land to enjoy the peace and beauty of your own tropical garden with a bountiful variety of organic tropical fruit trees, fragrant and gorgeous flowers of the Pacific, and the vibrant palms of Fiji.

Can I purchase more than one lot?

For any purchase of Freehold land greater than 1 acre in Fiji, one must apply for and acquire prior consent of the Fiji Government’s Minister of Lands.

Therefore, for those who hope to purchase two or more residential lots under one name or party, we would first need to receive the Minister’s consent to purchase more than one acre of Fiji’s Freehold land. 

If on the other hand you would like to reserve and purchase one Title each for various members of your family (i.e. Transferred to you, your spouse, and any other children), you do not need to apply for the prior consent of the Minister of Lands. 

Would there be any annual government taxes for ownership of land and property at Totoka Fiji?

Fiji is a place where you are not penalized through taxation for luxury property ownership.  The Government tax policies are friendly and hospitable. 

In the Fiji Islands, there are no property taxes, nor inheritance taxes, nor gift taxes.  Furthermore, there are no annual taxes or annual fees to pay at all for owning a Freehold property here in Fiji. 

For Title transfer, the only taxes are the one-time 9% VAT, 10% capital gains tax to the seller, and minor transfer filing fees.
